What is a Loan Eligibility Calculator?
A Loan Eligibility Calculator estimates the maximum loan amount a bank will sanction based on your monthly income, existing EMIs, interest rate, and tenure. Banks use FOIR (Fixed Obligation to Income Ratio) — typically 40–50% — to determine how much EMI you can afford.
How to Use It
- 1Enter your net monthly income (post-tax take-home)
- 2Add the total of any existing EMIs you are paying
- 3Set the loan interest rate and desired tenure
- 4Adjust the FOIR % if you know your bank's specific policy
- 5View your maximum eligible loan amount and the maximum permissible EMI
Example
Net monthly income: ₹80,000. Existing EMIs: ₹10,000. Bank FOIR: 50% → permissible total EMI: ₹40,000 → new EMI headroom: ₹30,000. At 8.5% for 20 years → maximum home loan eligibility: ≈ ₹31.5 lakh.
Why Use It
- Know your loan eligibility before approaching a bank, avoiding rejection
- Plan whether to pay off existing loans before applying for a new one
- Compare eligibility at different tenures and interest rates
- Decide how much down payment to arrange to cover the gap between property price and eligible loan
